I removed the print from the frame I found it in

Perfectly housed in an antique wooden frame with a hanging loop on top

Aside from the bit of paint loss as described and pictured it is very good condition

but that might be my guess

Found in PA, and sure feels like a portrait of a specific house to me. Paper: 4 1 8" x 3 1 4". drawing area: 2 3 4" x 2". Uneven size and rough bottom edge as evident; paper not fragile.
